Job Description:

  • Schedule and coordinate with internal and external parties the execution of preventative maintenance, repair, and new installations including but not limited to: HVAC, Plumbing, Electric, Fire Protection, Fire Alarm, Mass Notification, Security, Compressed Air, Plant Generators, Building Management Systems
  • Schedule and coordinate services including but not limited to: cleaning, landscaping and snow removal, pest control, document destruction, etc.
  • Maintain computer managed maintenance system with work order requests, work orders, assets, inventory, work instructions, work costs, labor hours, etc.
  • Maintain facilities documents in an orderly fashion in a centralized location designated by the department
  • Oversee and frequently audit onsite work performed both internally and externally for Safety, Quality, and Environmental compliance.
  • Support in the direction of the day to day activities being performed internally by coordinating /communicating internal shutdowns, ensuring all material is available and ready for the work to be performed.
  • Develop and maintain vendor/ contractor quality audits to determine performance meets expectations
  • Develop scopes of work for each of the trades including: written and visual applications
  • Develop and solicit request for proposals for all preventative maintenance and plant services and perform detailed bid evaluations in collaboration with purchasing
  • Oversee plant security including access control, key systems, intrusion, and camera systems
  • Holds Access Control Authority and Key Control Authority roles along with being site subject matter expert for systems and ensures all policies and procedures are met and in accordance with FTZ and CTPAT
  • Develop and issue policies and procedures for areas within scope to manager for final review and approval
  • Energy Management- Keep track of water/electricity/air/gas usage, Usages per department and category
  • Building Management Review-Review HVAC units weekly and determine if there are any issues, Review the Lighting and Breakers to ensure they are properly functioning
  • Inventory Management-Tools, Bathroom Products (Coordinate with supplier), Attic stock levels
  • Warranty Tracking, Time Periods, Contractor’s Information, Installation Dates
  • Make or buy Analysis, ROI Analysis
  • Furniture Management keep an up to date log on where the furniture is located and how many pieces we need going forward. 
  • Space Management and Space Planning optimization, Keeping track seating arrangements for current and new employees. 
  • Fleet Management- Keeping track on what vehicles are in the RSC fleet and when they need maintenance
  • Waste/Water Control-Output tracking of different types of waste and recycle.
  • Maintain KPI’s and reports in accordance to department requirements
  • Analyze reports to determine how to better improve performance
  • Support/lead continuous improvement activities within the department

Other duties as assigned by management

Experience and Skills:

  • High School Diploma or GED and technical/trade school or related experience and/or training; or equivalent combination of education and experience.
  • Preferred: 4-year college degree
  • Experience with an electronic maintenance system
  • Experience with CAD design programs a plus
  • Experience with reading/interpreting building blueprints
  • 2 to 4 years working in a facility services environment.
